KOER, a sustainable and contemporary new-build development and part of the new Parkstad neighbourhood in Rotterdam. A development comprising 168 houses and flats, a multi-storey car park and a roof garden. The project is being carried out by Ed Kooij of Oranjedak, who is responsible for the construction and, today specifically, for the insulation of the balconies.
KOER is an example of modern and sustainable urban development. One of the biggest challenges is achieving a high level of insulation within a limited space. This requires innovative solutions, which is why Deck-VQ, a vacuum insulation panel from Recticel, was chosen. Ed Kooij explains that the insulation of the balcony begins with a concrete base, followed by a sloping layer of Isomix. A vapour barrier is then applied on top of this, followed by the Deck-VQ insulation.
Advantages of Deck-VQ insulation
The decision to use Deck-VQ was crucial because of the high insulation value that can be achieved with a relatively thin layer of material. The limited space on the balconies called for an efficient insulation solution. With a lambda value of 0.006 W/mK at its core, Deck-VQ, at just 60 mm thick, offers an RC value of 6.30 m²K/W. This would require a much thicker layer if conventional insulation materials were used.
Installation process
The insulation is installed according to a precise process. A loose layer of Wédéflex D3 is laid on top of the Deck-VQ, with the seams heat-sealed. Wédéflex 3DZK is used at the upstands and edges, where it is glued and heat-sealed. This method ensures a durable and watertight finish. The tiles are laid on top of the insulation without drilling, to ensure the integrity of the insulation layer. With this type of insulation, it is, of course, crucial that the insulation panels are not damaged in any way, for example by drilling or perforation.
Experiences on the building site
For Ed Kooij, this is the first major project in which he has worked with Recticel products, and he is pleased with the experience. He emphasises the importance of a level sub-base for an optimal result and praises the quality and ease of installation of the Deck-VQ.

“Oranjedak from Zwijndrecht was looking for a thin insulation board with a high RC value, and Recticel’s Deck-VQ proved to be the perfect match due to its exceptionally high insulation value. This meant that Deck-VQ could be used here on the roof terraces, where the space available for insulation was limited in height due to low roof parapets. We provided the installation plan to ensure that the fitting went smoothly and easily.”
KOER is unique because of its complexity and the innovative solutions employed. Both Ed and Michel emphasise the challenges the project presents, from detailed work to dealing with limited space for insulation. They see it as an enjoyable and educational experience, and are proud of the end result.
